Communitywide Painting Project
The Board of Directors has contracted with Premier Commercial Painting to restore and repaint the white trim and stucco throughout the community. The painting project will begin on January 26, 2026. It is anticipated that the project will take nine to ten weeks to complete. The sequence of the building painting is as follows:

Premier Painting will be posting notices on the building prior to that building’s start date. Although efforts will be made to minimize the disruption this will cause, you should be aware that the painters will be erecting scaffolding as needed and will occupy some of the guest parking spaces in the motor courts as a staging area for materials. They will not, however, need access to the inside of your units.
The trim painting project is being coordinated with the deck repairs that are currently in process. These repairs are intended not only to address existing rot and termite damage but to begin to replace the fir posts and rails with redwood which is more rot and termite resistant. Over time, arrangements will be made with all unit owners (if they haven’t already) to inspect each deck and repair it as needed. To that end, the Board has engaged John Copeland for consulting services, and with John’s recommendation, the Board has engaged contractor Dave Weld to perform the repairs. He has completed several balconies and the Board has been impressed with the quality of the work.
The painting project does not include painting doors and windows, which in accordance with The Admiralty’s CC&Rs are the responsibility of unit owners. However, Premier has offered, as part of its contract with The Admiralty, to paint each set of wooden front doors at a cost of $145.00 per door if the unit owner wishes. This would be at the unit owner’s election and expense. The offer does not apply to deck or terrace doors or windows.
The owners we have received consent from to paint the front doors are listed below. If you would like to be added to the list, please email Community Director, Rhonda Hart. Please note that by electing to have your front door painted, you are consenting to receive a charge of $145.00 billed to your HOA account.

Wood Bridge Railing Painting
The Board has contracted with Signature Painting to repaint the railings on the wood bridge leading to the Bluff Top Trail. The work is scheduled to begin on Wednesday, December 3, 2025, and is anticipated to take 2 days to complete. Please avoid the areas while the work is in progress. Thank you!
Deck and Painting Project Update
Residents were previously notified that the Board has contracted with Premier Commercial Painting to restore and repaint the white trim and stucco throughout the community. The painting project was originally anticipated to begin in Fall 2025, however, has been pushed back to Spring 2026 in order to allow for more time to complete the deck repairs as this work should be done prior to painting. Some decks that will require scaffolding in order to complete the repairs will be done in conjunction with the painting project as the scaffolding will already be in place.

The contractor will be working through the units in the buildings. Some units in the buildings have had their decks addressed in the past couple of years, and some have not. The contractor is also working on addressing any exterior termite damage on the buildings in conjunction with the deck repairs. Social Committee – Volunteers Wanted!
Would you like to see more community events, holiday gatherings, or neighbor get-togethers? The Board is exploring the idea of forming a Social Committee and is looking for resident volunteers who would enjoy helping plan and coordinate community activities.
A Social Committee could organize things like seasonal celebrations, community barbecues, game nights, or even small projects that bring neighbors together and strengthen our sense of community. No prior experience is needed—just a positive attitude and a little enthusiasm!
